Air Authority LLC

Verify the contractor holds the appropriate Texas license for air conditioning and refrigeration work issued by the Texas Department of Licensing and Regulation (TDLR) and ask for the license number. Confirm the company carries general liability insurance (and workers’ compensation if they employ staff who could be exposed to jobsite risks) and request recent customer references or online reviews. Make sure the contractor will obtain required local permits and inspections from the City of San Antonio or Bexar County, and that technicians who handle refrigerant have EPA Section 608 certification. Get a written estimate and contract that lists scope of work, equipment make/model, expected start and completion dates, payment terms, and how change orders will be handled.

A proper sizing and equipment recommendation should be based on an on-site load calculation (often called a Manual J) that accounts for your home’s square footage, orientation, insulation, windows, occupancy and local climate — San Antonio’s hot, humid summers make both cooling capacity and dehumidification important. The contractor should also evaluate ductwork (Manual D) and airflow, because undersized ducts or leaks can negate a correctly sized unit. Oversizing equipment can short-cycle, reduce humidity control and shorten system life; undersizing can leave your home uncomfortable. Ask the contractor to explain projected energy use, seasonal efficiency (SEER/HSPF for heat pumps), and to provide written options with pros, cons, and estimated operating costs. Consider contractors who can discuss local rebate programs or utility incentives.

Costs depend on equipment size and efficiency, brand, whether ductwork needs repair or replacement, refrigerant type, labor complexity and required permits. A typical straight replacement for a standard split system often takes one to three days; more complex installs (ductwork, zoning, structural access) can take longer. The contractor should pull required permits and arrange inspections with the City of San Antonio or county authorities; do not accept work where permits are skipped. Expect a written, itemized estimate that identifies materials, labor, permit fees, and warranty information for both parts and labor from the installer and manufacturer (read those warranties carefully). Plan for annual maintenance (pre-summer tune-up and filter changes) to keep efficiency and reliability high in Texas heat. Also confirm proper refrigerant recovery/disposal in accordance with EPA requirements.
