Alamo City General Contractors

Texas does not issue a statewide general contractor license for most residential construction, but local rules, permits and trade licenses still apply. The City of San Antonio requires building permits and inspections for roofing, structural work, major remodeling, electrical, plumbing and mechanical work — and some cities or permit processes may require contractor registration. Additionally, specialized trades (electrical, plumbing, HVAC) are subject to state or local licensing/registration requirements, so ask the contractor for any applicable license numbers and check them with the issuing agency. Always confirm the contractor carries general liability insurance and, if applicable, workers’ compensation or proof of subcontractor coverage.

Get a written contract that clearly lists scope of work, materials and brands, start and completion dates, a defined change-order process, warranties (manufacturer and work), and a payment schedule tied to measurable milestones. Avoid large up-front payments; typical arrangements are a modest deposit, progress payments at agreed milestones, and final payment only after permit sign-offs/inspections are complete and you’ve received final lien waivers. Require the contractor to provide a certificate of insurance and verify coverage, and keep copies of permits, inspection reports and all change orders — Texas law allows contractors and subs to file mechanics’ liens, so insist on signed lien releases when you make payments.

San Antonio’s hot, humid summers, strong sun and periodic hail/wind events influence material selection and construction details: pick products rated for high UV exposure, good ventilation and moisture control, and consider impact- or hail-resistant roofing and proper flashing for heavy storms. Permitting and inspections through the City of San Antonio add time to a project (plan review and scheduled inspections can take days to weeks), and weather delays are common during summer storms or heavy rains. Plan timelines with your contractor for permit processing, seasonal weather, and potential post-storm demand if work follows storm damage.
