Texas does not have a single statewide residential swimming pool contractor license the way some trades are licensed, but contractors must still comply with state and local requirements. In San Antonio you normally need a building permit and inspections for new in‑ground pools or major remodels; public pools and commercial work have additional state and local rules. Ask any contractor for proof of general liability insurance, workers’ comp (if relevant), a written contract, references, and any industry certifications (for example CPO—Certified Pool Operator—or manufacturer certifications). Contact City of San Antonio Development Services to confirm required permits and barrier (fence/gate) rules for your property before work begins.

Costs vary widely based on pool type and features. Ballpark ranges: vinyl‑liner pools are typically the least expensive, fiberglass shells are mid‑range, and custom concrete/gunite pools are usually the most expensive. Expect low‑end residential new pools to start in the tens of thousands and many custom concrete pools to run into the high five‑figures or more depending on size, finish, decking, plumbing/electrical, and added features (spa, lighting, automation, water features). Timelines depend on design, permits, site conditions and weather: fiberglass shells can be installed in a few weeks once a permit is issued, while custom gunite pools commonly take 8–12 weeks or longer. Unexpected soil issues, high groundwater, HOA reviews, or delayed permits can extend schedules.

San Antonio’s hot summers and strong sun increase evaporation and chemical demand, so expect more frequent testing and treatment in spring and summer. Typical maintenance tasks: weekly or twice‑weekly water testing and chemical balancing (pH, sanitizer, alkalinity), skimming and vacuuming, cleaning or backwashing filters, maintaining proper water level, and periodic shock treatments or algaecide after heavy use or storms. Equipment checks (pumps, heaters, automation, salt systems if used) are recommended seasonally. Many homeowners hire a certified pool service (look for CPO or comparable training) for routine care and for opening/closing procedures. Also be aware of local water‑use rules (check San Antonio Water System) before large refills and confirm any warranties and service response times in your maintenance contract.
