Alvarado's Building & Remodeling, LLC

Texas does not issue a statewide general contractor license for most residential building work. However, local jurisdictions can require contractor registration, permits, and inspections. Certain trades (electric, plumbing, HVAC) do require specific licenses or registrations at the state or local level. Before hiring, ask the contractor to show any required local registrations or trade licenses, proof that they carry general liability insurance (and workers' compensation or alternative coverage if applicable), and confirm that they will obtain the necessary City of San Antonio permits and inspections. You can also verify permit status and local requirements with the City of San Antonio Development Services.

Use a written contract that defines the full scope of work, materials, timelines, payment schedule, and a clear change-order process. Require the contractor to pull all required permits and to schedule inspections; do not let work proceed without proper permits, as that can create code and resale problems. Ask for proof of general liability insurance and, if important to you, workers' compensation coverage or a certificate of insurance. Because Texas law allows subcontractors and suppliers to file mechanics’ liens for unpaid work, manage payments with conditional lien waivers (or final lien releases) tied to payments and retain a final payment until you receive a completed job and signed lien releases. Verify references, check for complaints with local consumer protection or the BBB, and document progress with photos and milestone sign-offs.

San Antonio’s hot summers, strong sun exposure, seasonal storms, and local soils all affect design and material selection. Use UV- and heat-resistant roofing and exterior materials, proper attic ventilation and insulation, and correctly sized HVAC equipment to handle high cooling loads. Address drainage and moisture control—compact soil, positive grading, gutters, and proper flashing—to reduce water intrusion and settlement. Many parts of greater San Antonio have expansive clay, caliche, and limestone that can cause foundation movement; good site preparation, proper slab or pier foundations, and moisture-management strategies are important. Also consider termite treatment where appropriate and choose building materials and finishes rated for high heat and humidity. Discuss these local conditions with your contractor and confirm code compliance and manufacturer warranty compatibility for chosen products.
