Texas does not have a single statewide general contractor license, but licensing and registration rules vary by trade and locality. Specialty trades such as plumbers, electricians, and HVAC technicians often require state or local licenses, and the City of San Antonio may require contractor registration or permits for certain work. Always ask the contractor to provide copies of any required trade licenses, local registrations, and a City of San Antonio permit history or registration number, and confirm requirements with San Antonio Development Services.

Most structural, electrical, plumbing, HVAC, and significant remodeling projects require building permits and municipal inspections in San Antonio. Typically a licensed contractor will pull the permits and schedule inspections, but the homeowner can also obtain permits. Inspections by City of San Antonio inspectors (for framing, electrical, plumbing, final sign-off, etc.) are required to verify code compliance. Not pulling required permits can lead to code enforcement actions, trouble selling the home, or issues with insurance claims, so confirm permit responsibility in writing before work begins.

Get a written contract that clearly describes the scope of work, materials, start and completion dates, a detailed payment schedule tied to milestones or inspections, and procedures for change orders. Ask for proof of general liability insurance and whether the contractor carries workers' compensation (Texas does not require employers to have it). Request written workmanship warranties from the contractor and copies of any manufacturer warranties for materials. Because Texas law allows contractors and suppliers to file mechanic’s liens, require lien waivers or releases as payments are made and keep copies of paid invoices, permits, and inspection records.
