Atrium Roofing

Texas does not issue a single statewide roofing license, but contractors must still follow local building codes and pull required permits. In San Antonio you should confirm the contractor will obtain city permits and inspections for your job. Ask for: a current business registration or tax ID, proof of general liability insurance and any workers’ compensation or alternative coverage, local references or recent job photos, and a copy of the permit application showing the contractor as the applicant if they will pull permits. Check complaints or reviews with the City of San Antonio Development Services, the Better Business Bureau, and local trade associations. Be cautious of door‑to‑door storm chasers and anyone who pressures for large upfront payments.

Get a detailed, written contract that specifies scope of work, materials (manufacturer, product line and color), number of roofing layers to be removed, underlayment, flashing details, ventilation, start and completion dates, cleanup and dumpster removal, permit responsibilities, and the exact total price. Include manufacturer and contractor workmanship warranty terms, payment schedule (avoid full upfront payments — typical deposits vary; reduce risk by tying final payment to a satisfactory final inspection and lien releases), change‑order procedures, and proof the contractor will provide proof of insurance and waive liens from subcontractors after final payment. Never sign a blank contract or permit the contractor to proceed without a clear written scope.

Choose materials rated for high heat, UV exposure, hail and wind. Architectural asphalt shingles (fiberglass base) are common and affordable; look for high wind ratings and impact‑resistant (Class 3 or Class 4) options if hail is a concern. Metal roofing reflects heat, performs well in sun and wind, and can last decades if properly installed. Tile or concrete is durable and heat‑tolerant but heavier and may require roof‑structure review. Check manufacturer wind warranties, UL/ASTM impact ratings, and ENERGY STAR or cool‑roof reflectivity data for heat reduction. Proper attic ventilation and insulation are also critical in San Antonio to control heat and extend roof life. Ask the contractor to explain how the chosen system meets local code and storm exposure for your neighborhood.
