Bexar County Construction

Texas does not issue a statewide general contractor license. However, many trades used on a project—electrical, plumbing, HVAC—require licensed professionals, and local jurisdictions (including the City of San Antonio) require permits, inspections and may require contractor registration. Always check with San Antonio Development Services, verify any required trade licenses, and ask the contractor for proof of local registration and insurance before hiring.

Require a certificate of general liability insurance and confirmation of property-damage coverage; ask whether the contractor carries workers’ compensation or how on‑the‑job injuries are handled, since Texas does not mandate employer workers’ comp. Make sure the contractor will pull all required city/county permits, provide permit numbers, and schedule inspections. Before final payment, obtain proof that inspections passed and consider lien waivers to protect against subcontractor liens.

San Antonio’s hot, humid summers, strong sun, occasional severe storms and local expansive clay soils affect material choice and construction details. Look for contractors experienced with local issues: proper attic ventilation, adequate insulation and correctly sized HVAC for heat and humidity; UV- and hail‑resistant roofing and flashing; good grading and drainage to protect foundations; and termite prevention measures. Verify the contractor understands applicable local codes and common regional problems to ensure durable results.
