CK Pools

Texas does not have a single statewide residential pool-builder license. However, many local jurisdictions (including the City of Houston) require building permits, inspections, and sometimes contractor registration. Trades such as electricians and plumbers must hold the appropriate state or local licenses for electrical, gas or plumbing work. Ask any contractor for proof of local permits, liability insurance, worker coverage or subcontractor licenses, and get all scopes of work and permit responsibilities in writing.

A typical inground pool build can often be quoted in the 8–16 week range for straightforward designs, but timelines vary widely. In Houston, common causes of delay include permitting and HOA approval, rainy seasons or hurricanes, high groundwater or difficult soils that require dewatering or extra engineering, custom features (spa, waterfalls, decking, electrical), and contractor backlog. Always get a written schedule with milestones, ask how the contractor handles weather or permit delays, and expect some flexibility during peak seasons.

Warranties differ: manufacturers usually warranty pumps, heaters and equipment for set terms, and contractors may offer workmanship or limited structural warranties — get all warranty details in writing and know what is manufacturer versus contractor responsibility. Ongoing costs include chemical supplies (chlorine or salt cell maintenance), electricity to run pumps and heaters, periodic repairs or equipment replacement, and routine cleaning or service calls; Houston’s warm, humid climate can increase chemical and filtration needs and raise the likelihood of algae without regular care. Ask the contractor for a start-up walkthrough, a written maintenance plan, and estimated monthly operating costs for your pool type.
