Texas does not issue a statewide general contractor license for most residential construction, so you won’t always find a single statewide “GC” credential. However, many trades (electrical, plumbing, HVAC, etc.) do require state or local licenses and some cities or property types may require contractor registration or permits. Always ask a contractor for copies of any relevant trade licenses, local registrations, proof of insurance, references, and check city permitting requirements and licensing rules for your specific project and neighborhood.

A reputable general contractor will typically obtain the required permits and schedule inspections as part of the job, but you should make that responsibility explicit in your contract. Common permits for remodels and additions include structural, electrical, plumbing and HVAC permits, and roofing or floodplain permits can be required in coastal and flood-prone areas around Houston. Building codes and permit rules vary by jurisdiction and by scope of work, so confirm which permits are needed up front and verify that inspections are completed and final approvals are issued before final payment.

Require a certificate of insurance showing commercial general liability coverage and verify whether the contractor carries workers’ compensation or uses subcontractors who do; Texas does not universally require workers’ comp, so confirm who is covered on your job. Use a written contract with a clear scope, fixed or milestone-based payment schedule, defined change-order process, and requirements for lien waivers upon payment to protect against mechanic’s liens. Ask about workmanship warranties (commonly around one year) and confirm that manufacturer warranties on materials are passed through to you; keep records of permits, warranties, and lien releases in case issues arise later.
