Dolan Roofing & Construction

Texas does not have a single statewide roofing contractor license, but that doesn’t mean there are no rules. Contractors should be properly insured (general liability and, if they have employees, workers’ comp or equivalent), registered as a business, and able to obtain local permits. The City of San Antonio requires building permits and inspections for most roof replacements and many repairs — contractors will typically pull those permits. Before hiring, ask for proof of insurance, a copy of any local registration or business license, references, and confirmation the contractor will handle permits and inspections with the city.

A clear, written contract protects you and the contractor. It should list the scope of work (remove or overlay existing roof), specific materials (manufacturer, product line, color), underlayment, flashing, ventilation work, fasteners and installation methods, disposal of debris, permit responsibilities, start and completion dates, payment schedule (avoid large upfront full payments), cleanup and site protection, and detailed warranty information (manufacturer material warranty and the contractor’s workmanship warranty). Also ask for proof of insurance, a process for change orders, and a requirement for lien releases upon final payment.

San Antonio’s hot sun, occasional hail, and strong winds influence material choice. Common options: architectural/3-tab asphalt shingles (most common; typical life 15–25 years, longer for higher-grade products), metal roofing (often 40+ years with good reflectivity and durability), and tile (long life but heavier and higher cost). Choose products with good wind ratings and consider impact-resistant or higher-class shingles where hail is a concern. Reflective or ‘cool’ roofing and proper attic insulation/ventilation help reduce heat-related wear and energy bills. Regular maintenance includes annual or post-storm inspections, clearing debris, checking flashing and vents, and prompt repair of damaged areas. Also review both manufacturer and workmanship warranties — some require proper installation and periodic maintenance to remain valid.
