FRS Windows & Doors

Texas does not have a statewide license specifically for window and door installers, but many cities — including Houston — require building permits, local contractor registration, and inspections for replacement or structural work. Ask the company whether they will pull required permits, provide a written contract, and show proof of general liability insurance (and workers’ compensation or equivalent coverage if applicable). Structural changes, electrical work tied to door systems, or projects that affect egress may require licensed trades or an engineer; always confirm permit requirements with the Houston Permitting Center or your local code official before work begins.

For hot, humid Houston conditions choose products that reduce solar heat and control moisture: double-pane or insulated glazing with Low‑E coatings and a low SHGC are effective at cutting cooling loads, and gas fills (argon) can improve insulating value. For areas subject to high winds or windborne debris (coastal or per local code), impact‑rated windows and doors or properly installed shutters may be required by code or by your insurer. Also consider durable frame materials (vinyl or fiberglass resist humidity better than some woods), proper flashing and sealing to prevent water intrusion, and ENERGY STAR or local efficiency programs for guidance — ask your installer about applicable rebates and insurance discounts.

A typical project includes an on‑site measure, written estimate, permit procurement (if required), ordering, installation (retrofit sash versus full‑frame), finishing, and final inspection/cleanup. Timelines vary: in‑stock units can be installed quickly but custom units commonly take several weeks. Price depends on quantity, size, frame material, glass type (Low‑E, impact, gas fill), removal difficulty, and whether structural changes are needed; permits and disposal add cost. Manufacturers usually provide product warranties and installers may offer workmanship warranties — request both in writing, read exclusions (seal failure, glass breakage, labor period), and get references before hiring.
