Houston Construction Pro

Texas does not have a single statewide general contractor license; licensing and registration requirements vary by city and by trade. In Houston you still must obtain required building permits and pass inspections through the Houston Permitting Center, and many specialty trades (electrical, plumbing, HVAC) require state or local licenses. Ask any contractor for copies of their trade licenses (where applicable), proof of insurance, references, and to confirm who will obtain permits for your project.

A clear, written contract should include a detailed scope of work, start and completion dates, materials and product specifications, a payment schedule, how change orders are handled, responsibility for permits and inspections, cleanup, and warranty information (manufacturer and workmanship if offered). Because Texas contractors and subs can file mechanic’s liens, ask for conditional lien waivers tied to payments and require final lien releases before making the last payment; also verify the contractor’s general liability insurance and whether subcontractors are insured.

Houston’s coastal climate, high humidity, hurricanes, and expansive clay soils affect material choice and construction methods. For roofs and exterior work choose products rated for high wind and coastal exposure, proper flashing, and secure attachment methods; for foundations and slabs use contractors experienced with expansive clay (proper grading, drainage, piers or soil remediation) to reduce heave and settlement. Also consider floodplain or stormwater rules if you’re in a flood-prone area, and make sure the contractor pulls the right permits and follows local building codes for wind, elevation, and drainage.
