Landmark Custom Pools

Texas does not issue a single statewide residential pool-builder license, but many related trades (electricians, plumbers) must be separately licensed and inspections are required. Most cities, including Houston, require building permits and contractor registration for in‑ground pools, so confirm the contractor will obtain permits and schedule inspections. Ask for proof of current general liability insurance and workers' compensation (or a waiver if applicable), local registration or permit history, references and project photos, and verify permits or complaints through the City of Houston permitting office or online portal.

A clear written contract should list the full scope of work, detailed plans and materials, start and estimated completion dates, who pulls permits, inspection responsibilities, and a breakdown of equipment brands and model numbers. Include a payment schedule tied to milestones (avoid large up‑front lump sums), a written change-order process, cleanup/site restoration terms, and written warranties for workmanship and for manufacturer equipment where applicable. Also request lien waivers for payments and keep copies of permits and inspection records; if something is unclear, have your attorney or a construction consultant review the contract before signing.

Typical in‑ground pool construction often ranges from about 8 to 16 weeks once permits are approved, but timelines vary widely. Local factors that commonly affect schedule in Houston include permitting and inspection backlog, weather (heavy rain, flooding and hurricane season can cause delays), high groundwater or expansive clay soils that may require dewatering or engineered foundations, availability of materials and equipment, and subcontractor scheduling. Ask the contractor for a timeline with milestone dates and a plan for weather‑related or scope change delays so you know how they will manage expected interruptions.
