Luxury Pools & Backyards

There is no single statewide license specifically for pool builders in Texas, but San Antonio requires city permits and inspections for new pools and major remodels. Electrical and plumbing work associated with pools must be done by appropriately licensed tradespeople. Before hiring, ask contractors for proof of business registration, general liability insurance and workers’ compensation (or a waiver), copies of permits they’ll pull, and a written contract. Confirm permit and inspection requirements with City of San Antonio Development Services.

Timelines and costs vary widely by pool type and site conditions. Fiberglass and vinyl-liner pools are typically faster once permits are obtained; concrete/gunite pools take longer because of structural work and curing. Site factors common in the area—caliche, grading, restricted access, or high groundwater—can increase excavation time and cost. Other cost drivers include pool size, finish, decking, equipment, heaters/spas, lighting, automation, drainage, and permit/inspection fees. Ask for multiple written estimates, a detailed scope, a project schedule, and a clear change-order process; verify the contractor will pull required permits and arrange inspections.

San Antonio’s long, hot summers increase evaporation and chemical demand, so plan for good circulation, a correctly sized energy-efficient pump (variable-speed recommended), proper filtration, and a pool cover to reduce evaporation and heat loss. Regular testing and balancing of pH, sanitizer (chlorine or salt), total alkalinity and calcium hardness is important in hard-water areas. Salt-chlorination systems are common but need scale management in hard water. Use water-conserving practices—covers, prompt leak repair, efficient backwashing—and follow local watering restrictions from SAWS during droughts. Also discuss freeze-protection and winter procedures with your contractor, since occasional freezes can damage equipment if not prepared.
