Marksmen General Contractors, LLC

Texas does not have a single statewide general‑contractor license. Licensing and registration requirements vary by municipality and by trade. Many specialized trades (electrical, plumbing, HVAC) require state or local licenses or certifications, and most residential and commercial projects in San Antonio require building permits and inspections. Ask the contractor to provide any required local registration, trade licenses, and proof that they will obtain required City of San Antonio permits before work begins.

A written contract should list the scope of work, detailed materials, start and completion dates, payment schedule, change‑order procedure, warranty terms, and permit/inspection responsibilities. Avoid paying large lump‑sum up front; common practice is a reasonable deposit with progress payments tied to milestones and a retainage held until final inspections are passed. Verify the contractor carries general liability insurance and request a Certificate of Insurance. In Texas, employers are not universally required to carry workers’ compensation, so confirm how onsite injuries would be handled. Protect yourself from mechanics’ liens by requiring lien waivers from the contractor and subcontractors as payments are made.

Typically the licensed general contractor pulls building permits and schedules required inspections, but confirm this in your contract. San Antonio’s hot summers, humidity, and occasional hail/severe storms affect material choices and installation details — ask about high‑temperature and UV‑resistant roofing and siding, proper ventilation and insulation for attic and ducts, durable flashing and fasteners for storm resistance, and correct grading/drainage to manage heavy rains. Expect some schedule delays around severe-weather events, and require the contractor to protect the jobsite and stored materials from weather damage.
