Marwood Construction

Texas does not have a single statewide license called a "general contractor" license for most residential construction, so requirements differ from other trades and from city to city. Individual trades such as electricians, plumbers, and HVAC technicians are typically required to hold state or local licenses or certifications, and many projects trigger building permits and inspections through the City of Houston. Before hiring, ask the contractor which permits are required, who will pull them, and to provide proof of insurance (general liability and proof of workers’ compensation or a signed waiver if applicable), a business tax ID, and local registrations if the city requires them.

A clear written contract should list the full scope of work, detailed materials or specifications, start and completion dates (with allowances for weather), who is responsible for permits and inspections, an itemized price or payment schedule, and the change-order process. Use milestone payments tied to completed work rather than large upfront sums; hold a final retainage until work is finished and inspected. Because Texas has mechanic’s lien laws that allow contractors and subs to file liens for unpaid work, require conditional lien waivers or receipts for payments and a final lien release when the job is paid in full, and verify the contractor’s insurance and references before signing.

Houston’s hot, humid climate, heavy rain events, and hurricane-season high winds influence both material selection and scheduling. Choose materials rated for heat, high humidity, UV exposure, and salt corrosion in coastal areas (for example, corrosion-resistant fasteners, appropriate roofing underlayments, impact- or wind-rated windows/roofing where required). Design for moisture management (proper flashing, seals, ventilation) and consider mold-resistant interior finishes if there’s water intrusion risk. Schedule major exterior work outside peak summer rains and be mindful of hurricane season (June–November) and local floodplain or elevation requirements when planning timelines and permitting.
