Texas does not issue a single statewide general contractor license, so licensing requirements vary by city and by trade. The City of San Antonio requires building permits, contractor registration for some types of work, and enforces local building codes, and many specialty trades (electrical, plumbing, HVAC, etc.) require state or municipal licensing or certification. Before hiring, ask the contractor for proof of any required local registrations or trade licenses, confirm they carry liability insurance, and check references and local reviews.

Most structural work, roof replacements, major electrical, plumbing, and HVAC changes require building permits and scheduled inspections by the City of San Antonio (or the relevant jurisdiction). A reputable general contractor will pull the required permits, schedule inspections at key stages, and close out permits when work is complete. Additional approvals may be needed for projects in historic districts, floodplains, or for homeowners’ association-controlled properties, so confirm permit needs before work begins.

Use a clear, written contract that details scope, schedule, materials, payment milestones, and change-order procedures. Require the contractor to provide current certificates of insurance (general liability and any applicable workers’ coverage) and ask how subcontractors and suppliers are paid. Protect against mechanic’s liens by requesting conditional or unconditional lien waivers as payments are made and by holding final payment until you receive final lien releases and permit closeout documents. Also get any labor warranties in writing and retain manufacturer warranties for installed products.
