Texas does not have a single statewide general contractor license. Instead, licensing is handled for certain trades (for example, electrical, plumbing and HVAC) at the state or local level, and many cities have their own registration or permitting requirements. In San Antonio you should verify that the contractor will pull required city permits, confirm any trade licenses for electricians/plumbers/HVAC techs, and ask for proof of liability insurance and, if applicable, worker’s compensation or subcontractor insurance.

A clear written contract should describe the full scope of work, plans and specifications, materials and brands, project start and completion dates, an itemized price and payment schedule, who is responsible for permits and inspections, how change orders will be handled, cleanup, and what warranties are offered (manufacturer vs. contractor workmanship). Also require proof of insurance, a procedure for lien releases or final waivers, and a dispute-resolution clause. Avoid paying the full price up front — keep a final holdback until work is complete and inspected.

San Antonio’s hot, humid climate and expansive clay soils create specific needs. Good contractors will recommend materials and assemblies rated for heat and wind (roofing with proper wind/hail ratings, flashing, and ventilation), correct insulation and air-sealing for cooling efficiency, properly sized and installed HVAC equipment, and graded drainage and guttering to move water away from the foundation. For slab or foundation work, ask about experience with local clay soils and appropriate repair methods (piering, moisture mitigation, proper compaction). Also check local building code compliance and any HOA or historic-district requirements before work begins.
