OS Construction Doors

Texas does not have a single statewide residential contractor license; licensing and registration vary by city and by trade. In Houston, many window/door projects require building permits and inspections through the City of Houston Permitting Center, and some local jurisdictions or homeowner associations may have additional requirements. Rather than relying on a single statewide license, ask the contractor for proof of current general liability insurance, any local business registration or contractor registration required by the city, copies of permits they will pull (or confirm your responsibility), and local references. Also verify any trade-specific licenses if the job includes electrical, structural, or specialized work.

Choose products rated for hot, humid, and sometimes high-wind conditions. Look for NFRC-rated windows (U-factor and SHGC) with low SHGC and appropriate U-factor for a hot-humid climate to reduce cooling loads. For coastal or high-wind areas, ask about impact‑resistant or code‑compliant products and whether the units meet local wind-load requirements or have approvals from the Texas Department of Insurance (TDI) when applicable. Proper installation details (flashing, anchors, and water drainage) are as important as the product: poor installation causes air and water leaks in Houston’s heavy rains and humidity. Also ask your insurer about potential discounts for impact‑rated openings.

A clear written contract should list the scope of work, brand and model numbers of windows/doors, NFRC energy ratings (U-factor/SHGC) if applicable, glazing type, installation method (including flashing and anchoring), who will pull permits, project timeline, cleanup and disposal plan, total price and payment schedule, and a change‑order process. For warranties, get manufacturer warranty details in writing and a separate written warranty for labor/workmanship with a defined time period and what it covers. Verify the contractor’s liability insurance limits and whether they carry workers’ compensation or provide signed waivers. Keep copies of all permits, warranties, receipts, and lien releases until the job and any required inspections are complete.
