There is no single state-level license for general contractors in Texas — the state does license specific trades (for example, plumbing, HVAC, and some electrical work require licensed subcontractors). Many cities, including San Antonio, require building permits for structural, electrical, plumbing, roofing and HVAC work and may have local contractor registration or business-license rules. Always verify a contractor’s local registrations, ask which trades on your job require licensed subcontractors, and confirm who will obtain permits and arrange inspections.

Get a written contract that clearly defines the scope of work, specific materials and brands (if important), start and completion dates, a payment schedule tied to milestones, procedures for change orders, and details about who obtains permits and inspections. Require proof of general liability insurance and ask whether the contractor carries workers’ compensation or if subs do (Texas employers are not universally required to carry workers’ comp). Include warranty terms (manufacturer and workmanship), a process for handling disputes, and provisions for lien protection — e.g., require conditional or unconditional lien waivers as payments are made to reduce the risk of mechanic’s liens on your property.

San Antonio’s hot, sunny summers, occasional hail and heavy rains, and expansive clay soils all affect design and material choices. Contractors should specify roofing and exterior materials rated for high UV, heat and hail resistance where appropriate, size and tune HVAC and ventilation for hot conditions, and use proper attic insulation and ventilation. For foundations and additions, expansive clay soils can cause movement; for larger projects insist on soil evaluation or a foundation engineer recommendation, proper grading, positive drainage, and foundation systems designed for local conditions (piers, stabilized slabs, etc.). Confirm the contractor has local experience with San Antonio conditions and can handle storm-related permitting and insurance coordination if needed.
