Premier Roofing and Contracting

Texas does not have a statewide roofing license, but many cities and counties have their own registration, permitting or contractor requirements. In San Antonio you should confirm the contractor is registered where required and pulls any necessary city permits. Also ask for proof of current general liability insurance, workers’ compensation (if they carry it), a taxpayer ID or business license, and local references. Verify insurance certificates and check complaints or reviews with the Better Business Bureau and the City of San Antonio before hiring.

A proper written estimate/contract should list the scope of work, brand and type of materials (shingles, underlayment, flashing), roof deck repair allowance, ventilation and insulation work, permit and inspection responsibilities, cleanup and disposal of old materials, start and completion dates, payment schedule, and details on manufacturer and contractor workmanship warranties. It should also include proof of the contractor’s insurance and instructions about lien waivers and how change orders are handled. Get at least three written bids, avoid paying the full contract amount up front, and keep a copy of all permits and final inspection approval.

Common choices in the San Antonio area are asphalt fiberglass shingles and metal roofing. Look for shingles with higher wind ratings and impact resistance (impact-rated/Class 4) if you’re in a hail-prone area, and consider higher-temperature or reflective (cool) options to reduce attic heat. Metal roofs reflect heat, resist rot and can last longer, but require proper flashing and underlayment. Proper attic ventilation and insulation are critical in South Texas to reduce heat stress on materials and extend roof life. Whatever material you choose, make sure it meets local building code requirements and is installed per manufacturer specifications to keep warranties valid.
