Texas does not have a statewide general contractor license. However, many trades used on a job—electrical, plumbing, HVAC, etc.—do require licensed professionals, and the City of San Antonio requires permits, inspections and sometimes local registration for construction work. Ask your contractor to show any required trade licenses, confirm who will pull the city permits, and verify permit/inspection status via the City of San Antonio permit portal.

Require a written contract and ask to see a current certificate of general liability insurance. In Texas, employers are not required to buy workers’ compensation, so ask whether the contractor carries workers’ comp or has alternate coverage; if not, consider requiring subcontractors to show their insurance. Get commitments in writing on payment schedule, scope, timeline, change-order procedures and any material warranties, and request lien waivers from the contractor as milestones are paid to reduce the risk of mechanic’s liens.

Typically the general contractor arranges and pays for required permits and schedules inspections with the City of San Antonio, but you should confirm that in your contract. Permits are required for most structural, electrical, plumbing, HVAC and major remodels; inspection approvals are needed before proceeding to the next phase or final occupancy. Permit review and inspection scheduling can affect start dates and completion times, so build permit lead times and potential re‑inspection delays into the project schedule and keep documentation of all permits and final sign-offs.
