South Texas Contractors & Roofing

Texas does not issue a single statewide “general contractor” license, but many trades (plumbing, electrical, HVAC) are regulated and require state or local licensing. In addition, cities and counties can require contractor registration, business licenses, building permits and inspections. A reputable contractor should: pull required permits, provide proof of any trade licenses for work they or their subs will perform, and show current general liability insurance (and workers’ comp or subcontractor insurance where applicable). Always verify licensing/registration and insurance with the City of San Antonio Development Services and ask for references.

Expect a written contract that clearly lists scope, materials, payment schedule, change‑order process and completion timeline. Estimates can be fixed‑price or time-and-materials; get bids in writing and compare scope, not just price. Most GCs will secure permits and arrange inspections, but permit review can add time. Weather (extreme heat, heavy rains, or occasional hail) and permit backlogs can cause unavoidable delays. Require proof of insurance, request lien releases as payments are made, and avoid paying the full amount upfront—common practice is staged payments tied to milestones.

San Antonio has hot, sunny summers, occasional severe storms/hail and expansive clay soils that can cause foundation movement. Ask the contractor about local experience and solutions for: proper grading and drainage to keep water away from the foundation; foundation inspection and stabilization options if soil movement is likely; roof materials and underlayment rated for UV, heat and local wind/hail exposure; attic ventilation and insulation appropriate for South Texas to reduce cooling load; and termite prevention. Also ask about warranties on workmanship and the manufacturers’ warranties for materials (and how claims are handled).
