Southwest Door & Window

Texas does not require a single statewide license specifically for window and door installers the way some states regulate trades. That said, many cities and municipalities do have registration, permitting or contractor requirements, and reputable contractors will carry general liability insurance, workers’ compensation (or a waiver) and local business or trade registrations. For Dallas specifically, check with the City of Dallas Building Inspection/Permits office — permits are commonly required when you change structural openings, alter egress, change the building envelope, or when the work must meet local energy or wind-load rules. Ask any contractor for proof of insurance, local permits pulled in your name or theirs, references, and manufacturer training/certifications before hiring.

Dallas is hot and humid much of the year, so reducing solar heat gain and air leakage is a priority. Look for NFRC-labeled products that show U‑factor and Solar Heat Gain Coefficient (SHGC); lower SHGC helps reduce cooling load in the Dallas climate. Low‑E coatings, insulated (double- or triple‑pane) glass with argon/krypton fill, thermally broken frames, and good weatherstripping all improve performance. ENERGY STAR qualification may be useful but check the correct climate zone for Dallas. Proper installation, flashing and air sealing are as important as the glass and frame ratings — even high-rated windows perform poorly if they’re not flashed and sealed correctly.

Costs vary widely based on material (vinyl, wood, fiberglass, aluminum), glass type (double vs. triple pane, low‑E, laminated), frame complexity, size and whether openings are being resized — expect a wide range, so get multiple written estimates. Typical installation time can be a few hours per standard window; a whole‑house replacement is often a few days to a couple of weeks depending on scope and lead times. Lead times for custom units can be several weeks to months, especially in busy seasons. You’ll usually see separate manufacturer warranties (glass, frame, hardware) and an installer or workmanship warranty; read both carefully for durations and exclusions (seal failure, glass breakage, labor). For maintenance, keep weep holes clear, caulking intact, hardware lubricated, and periodically inspect seals and weatherstripping to preserve performance and warranty coverage.
