Spartan Roofing & Siding

Texas does not issue a single statewide roofing contractor license, but contractors must follow local building codes and pull required permits for replacement and major repairs. The City of San Antonio generally requires building permits and inspections for reroofs and structural repairs. Always ask a contractor for proof of current general liability insurance, worker coverage or verification they use insured crews, local permit records, and references before hiring.

First document damage with photos and get one or more written estimates from reputable roofers. Many contractors will assist by providing a storm damage inspection and speaking with your insurance adjuster, but do not automatically sign over your insurance check without understanding the contract. Insurance coverage can depend on the age and condition of the roof, the deductible, and your policy terms. San Antonio experiences strong thunderstorms, occasional hail, and wind that can accelerate wear; timely inspection after a severe storm helps preserve claim rights. Keep copies of all estimates, invoices, and communications.

Material choice depends on budget, neighborhood style, and performance goals. Dimensional asphalt shingles are common and cost-effective, typically lasting about 20–30 years for higher-grade architectural shingles in South Texas conditions. Metal and tile roofs offer better longevity (often 40 years or more for metal and 50+ years for tile with proper installation) and improved durability against heat, UV exposure, and hail. Proper attic ventilation, insulation, and professional installation are critical to getting advertised lifespans. Ask for written details in the contract about materials, underlayment, ventilation, disposal, inspection/permit handling, and the difference between manufacturer warranties and the contractor’s workmanship warranty.
