Tell Projects General Contractors

Texas does not issue a single statewide “general contractor” license for most residential construction work. Many cities, including Houston, have their own permitting and registration rules and some trades (electrical, plumbing, HVAC, etc.) do require licensed subcontractors. Always ask a contractor for proof of any required trade licenses, registration with the City of Houston if applicable, current insurance certificates, references, and verify permits and registrations with the local permitting office before work begins.

Typically the general contractor will pull required building permits and coordinate inspections with the City of Houston Permitting Center or the appropriate local authority, but you should confirm this in writing. Permits are usually required for structural, electrical, plumbing, mechanical, roofing, and many exterior changes; final inspections should be passed before final payment. If a contractor won’t obtain permits, that is a major red flag—unpermitted work can lead to fines, difficulty selling the home, and insurance problems.

Ask whether the contractor is experienced with local wind- and flood-related codes and floodplain regulations, and whether they work with engineers for foundation, elevation, or flood mitigation work when required. Discuss durable, code-compliant choices (roof tie-downs or straps, impact-rated windows/doors, proper flashing and drainage, elevated mechanical systems) and request documentation that work meets current local building codes and inspections. Also confirm contractor liability insurance, written workmanship warranties, and get lien waivers and final inspection/permit closeout paperwork to protect you and to assist with insurance or future sales.
