Texas HVAC Heating LLC

In Texas HVAC contractors and technicians are regulated by the Texas Department of Licensing and Regulation (TDLR); you can look up a contractor or technician on the TDLR website to confirm active registration and any disciplinary history. Ask the contractor for written proof of general liability insurance and for the name of their insurer and policy limits; workers' compensation is optional in Texas, so also ask whether their employees are covered or if the company assumes liability for on‑the‑job injuries. Check local references and online reviews, and confirm the contractor will pull required permits and provide final inspection documentation.

Most municipalities, including San Antonio, require permits and inspections for major HVAC work such as system replacements, new installs, and significant ductwork changes. A reputable contractor will obtain the required permits, schedule inspections with the city, and provide you with copies of the permit and final inspection certificate; confirm this in writing before work begins. Not pulling permits can create problems with insurance claims and future resale, so always verify the contractor will handle permitting and inspections.

A complete written estimate should list equipment make and model, efficiency rating (SEER), a clear scope of work (including duct repairs, condensate lines, and disposal of old units), labor costs, start and completion dates, payment schedule, permit responsibilities, and how change orders are handled. In hot, humid San Antonio summers proper sizing (ask for a Manual J load calculation), correct refrigerant charge, and adequate airflow are critical for comfort and efficiency. Ask about the length and scope of the contractor’s workmanship warranty and also confirm manufacturer warranties on the equipment; get warranty terms in writing and ask about recommended maintenance frequency and whether a maintenance agreement is offered to keep warranties and performance in good standing.
