Twin Hammers Roofing & Contracting

Texas does not issue a single statewide roofing license. That said, roofers must follow state laws and local rules, and many Texas cities (including San Antonio) require permits, registrations, or contractor credentials for roof replacement or major repairs. Always ask a contractor to provide proof of current general liability insurance, a tax ID or business registration, any local registrations required by the City of San Antonio, and references. Also confirm they will obtain required permits and inspections before work begins.

San Antonio’s climate—hot sun and humidity year-round plus occasional strong storms, wind and hail—can shorten shingle life and cause storm damage. After a storm, safely document visible damage with photos, get a professional roof inspection, and contact your insurance company promptly if you suspect wind or hail loss. Insurers will evaluate age and condition when deciding coverage and whether to pay actual cash value or replacement cost. Get written estimates from reputable local contractors, watch for storm‑chasing scammers, and keep records of all communications and damage photos.

A written contract should list the scope of work, materials (brand/type), roof deck repairs, underlayment, ventilation, flashing, drip edge, disposal of old materials, start and completion dates, permit and inspection responsibilities, cleanup, warranty details (manufacturer vs. workmanship), change‑order process, and proof of insurance. Payment terms should be clear and milestone‑based; avoid paying the full amount upfront. Require lien waivers or releases with progress payments and a final waiver on completion. Keep copies of the contract, permits, and manufacturer warranty paperwork for future reference.
