United Homes Contracting

Texas does not require a statewide general contractor license for most residential work, but local rules and permits still apply. Check with the City of San Antonio Development Services (or your county) to learn what registrations and permits are required for your project. Verify that any subcontractors doing regulated trades (electrical, plumbing, HVAC, etc.) hold the required state or local trade licenses, ask for proof of general liability insurance and a certificate of insurance, and request references and recent project photos. Get responsibilities for permits and inspections stated in writing and confirm the contractor will pull required permits and schedule city inspections.

A written contract should include a detailed scope of work, materials and finishes, start and completion dates, payment schedule and retainage, a clear change-order process with written approvals for extras, warranty terms for workmanship and materials, and who is responsible for permits and cleanup. Because Texas has strong mechanics’ lien laws, require conditional or unconditional lien waivers from the contractor and subcontractors as you make payments, and avoid large up-front payments when possible. Confirm the contract requires the contractor to pay subs and suppliers and obtain final releases, and keep copies of all permits, inspection records and paid invoices.

San Antonio’s hot, humid summers, strong sun, occasional hail and severe storms mean material selection and installation methods matter. Use products rated for high heat, UV exposure and humidity (proper roofing underlayment, hail-resistant shingles or metal roofing options, moisture‑resistant siding and flashing), ensure good ventilation and insulation for attics, and proper grading/drainage to limit flood and moisture risks. Expect seasonal impacts on scheduling (summer heat can slow exterior work and storms can cause delays), and ask the contractor about contingency allowances for weather-related delays and whether manufacturer warranties cover local climate conditions in addition to any workmanship warranties they provide.
